Meritsa Hospitality Development stands for operational and real estate development from A to Z.  Starting with a strategic analysis and a hospitality development audit, we have a launchpad for defining a development strategy by selecting the appropriate criteria. We then define project objectives after which we start the hotel property development process : selecting the right location, providing complete site-selection feasibility, develop the appropriate concept over the design, the building constructions,  the sourcing and installation of cost reducing technics and realizing welcoming interiors with FFE designers and suppliers to turnkey asset delivery to the owner after a thorough pre opening test period. As a one-stop-shop creating an income producing turnkey pre opened asset for the owners we rely on our development framework.


Meritsa Hospitality Management (MHM) acts as an independent hotel operator working under an umbrella of leading brand families. Our unique selling point is to have no 'own brand' but make sure the properties we leases from the property owner are professionally managed by the brand that fits best the market, location and property.  MHM as operator provides surety and comfort in the form of stable lease income to hotel property owners by entering with them in a long term leasehire, leasehold or lease-purchase agreement.


Meritsa Real Estate (MRE) provides development services for property and land owners, hotel owners, real estate funds, real estate developers, hotel operators, financial institutions and brands. From a quick feasibility scan over asset valuation to defining a new market concept or assist in the acquisition of a single hotel or hotel portfolio. We may be offer expertise you never heard off.  The finance experts are specialized in providing hotel funding through debt and equity as well as lease guarantees for hotels operated by us.


Meritsa Real Estate Fund (MREF) as a closed end investment structure is active in the holding and management of real estate of selected hospitality projects only.  Our portfolio aims to hold single use hotel assets as well as mixed-use projects of hotels in combination with larger spa's, long stay facilities, apart hotels or resorts. We acquire turnkey income producing assets that have passed the pre opening and have been developed by our development team. Beside new developed hotels we also purchase existing properties when promising or distressed properties after repositioning them.
